“Hello,
Thank you for reaching out regarding the one-bedroom apartment advertised for immediate rental. I’m pleased to provide further details about the property, which is fully furnished and well-equipped. As the owner, I seek a responsible tenant who will appreciate and maintain the flat. You’ll have the apartment entirely to yourself, without any flatmates, and I currently reside and work in Opava.
Allow me to briefly introduce myself:
My name is Tomáš ********. I am originally from the Czech Republic, although I was born and raised in Barnsley, United Kingdom. I completed my university studies in the UK and spent several years working there and in other parts of Europe. For the past 15 years, I have been working as an oil rig engineer. A few years ago, I moved to Poland after getting married, seeking new opportunities. Later on, I accepted a position back in the Czech Republic, as I wanted to return to my home country. Recently, my company transferred me to Opava for a long-term project. As a result, I decided to rent out my apartment rather than leave it empty. I am looking for someone responsible who will take good care of the property as if it were their own.
Below are the rental terms and security deposit details:
Property Address: Verdunská ***, 160 00 Praha 6-Bubeneč, Czechia
Rent: 14, 535 CZK per month (All bills inclusive with no additional or hidden charges)
Security Deposit: 12,165 CZK (Refundable at the end of your tenancy)
Move-in Fee: One month’s rent plus the security deposit
Couples: Allowed
Proof Of Residence: Available
Minimum Stay: 1 Month
Maximum Stay: 1 Year, with the option to extend the tenancy after 12 months
Property/Room Amenities: TV, high-speed internet, washing machine, dryer, toaster, dishwasher, microwave, refrigerator, etc.
I want to emphasize that I am a considerate and honest landlord who takes great care of my property. I’ve invested significantly in maintaining it and hope to find a tenant who will treat it with the same level of care and respect. It’s essential that you keep the apartment clean and tidy throughout your stay.
Before proceeding, I have a few questions for you:
1. Can you ensure the proper care of my property while I’m away?
2. What is your full name?
3. Where are you currently located?
4. What is your nationality, age, marital status, and profession?
5. How many people will be living in the apartment?
6. Is this your first time renting a property?
7. When would you like to move in?
8. Duration of tenancy?
9. Please provide your phone number (WhatsApp preferred if available).
All the amenities in the apartment are in good working condition. I prioritize open communication and a positive relationship with my tenants, so if any issues arise, please inform me promptly, and I’ll ensure they are addressed without delay.
Please note: While the property is furnished, I can accommodate your preferences if you wish to bring your own belongings or furniture into the apartment.
I’ve attached pictures of the room for your reference. Feel free to reach out with any questions or special requests.
Best regards,
Tomáš”

„Hi,
Thank you for your response. I’m pleased to hear from you and would be happy to have you as my tenant. The apartment is currently vacant, as the previous tenant has relocated abroad. It is a fully furnished one-bedroom flat, and you will not be sharing it with anyone. The location is convenient, with easy access to nearby train stations and local amenities. You are welcome to have visitors; however, I kindly ask that the apartment is not overcrowded, as this has been an issue with some tenants in the past. The security deposit and first month’s rent will be required once you are ready to move in. As mentioned earlier, I am currently based in Opava for work. Before traveling to Prague to arrange a viewing, I would like to be certain of your interest and financial readiness to proceed. Ideally, I prefer to finalize everything on the same day (viewing, signing, and key handover) since previous experiences have involved no-shows or individuals who were not prepared to proceed, which has affected my work schedule.
Additionally, please let me know if you would be willing to reserve the apartment before your move-in date. If so, my lawyer will prepare a tenancy agreement, which you will need to print, sign, and return to me. Once this is completed, a holding fee (equivalent to the security deposit and first month’s rent) will be required via bank transfer to my lawyer’s account. This ensures a secure and straightforward refund process should you decide not to proceed after the viewing. The payment will reserve the apartment for you until your move-in date. Proof of accommodation can also be issued upon completion of the reservation process, if required.
After payment confirmation, we can arrange a convenient date and time for the viewing, key handover, and final documentation so you can move in smoothly. If, after viewing the apartment, you decide not to proceed, your holding fee will be fully refunded via bank transfer. I am confident you will enjoy living in the apartment, provided the rules are respected and the property is kept clean and well maintained.
To answer your questions:
1. How many square metres does the flat have?
The apartment has a total floor area of 53 m².
2. Are the windows of the flat facing the street or the courtyard?
The windows mainly face the inner courtyard, which provides a quieter and more peaceful living environment.
3. Does the flat have a basement or a room where it is possible to store a bicycle?
Yes, the building has a designated bicycle storage room where residents can safely store their bicycles.
4. How much are the utilities/services per month? Are there any utilities which are registered to the tenant?
The monthly rent includes all utilities and services, including electricity, water, heating, and internet. The utility accounts remain in my name, so there is no need to transfer any services into the tenant’s name.
5. Is it possible to remove some of the furniture from the flat? I have my own furniture partly at my current flat.
Yes, of course. Any furniture you do not wish to use can be removed and placed into storage, allowing you to furnish the apartment with your own items if you prefer.
6. When would you like the new tenant to move in?
I am perfectly happy for you to move in from September. The only requirement is that the apartment is secured and reserved in advance, so it can be taken off the market and held exclusively for you until your move-in date.
7. How much is the deposit for the flat?
To reserve the apartment, the required payment consists of the security deposit of CZK 12,165 and the first month’s rent of CZK 14,535, making a total of CZK 26,700. Once this reservation payment has been completed, the apartment will be secured and reserved exclusively for you until your agreed move-in date. The security deposit is refundable at the end of the tenancy, provided the apartment is returned in good condition with no damages beyond normal wear and tear.
If you would like to proceed, let me know so that I can send you the tenancy agreement.
I look forward to hearing from you.
Best regards,
Tomas“

“Hello,
Thank you for your email and for your interest in the apartment.
I completely understand your suggestion, and under normal circumstances I would be happy to arrange a viewing first. However, because I am currently working in Opava, I need to make travel arrangements specifically to come to Prague. In the past, I have travelled after arranging viewings with prospective tenants, only for them not to show up or not to be ready to proceed. This not only affected my work schedule but also resulted in unnecessary travel and prevented other genuinely interested applicants from renting the apartment.
For this reason, I now require the reservation process to be completed before I make travel arrangements. Once the apartment has been reserved, I can commit to travelling to Prague knowing that the tenant is genuinely interested and prepared to proceed. At that meeting, we will carry out the apartment inspection, hand over the keys, and complete any remaining documentation.
To help you get a better understanding of the apartment, I have attached a video of the studio, which shows the layout and current condition of the property in detail.
If, after watching the video, you are satisfied and would like to proceed, please let me know. I will then draft the tenancy agreement and send it to you for your review. Once the agreement is signed and the reservation payment (consisting of the first month’s rent and the refundable security deposit) has been completed, the apartment will be removed from the market and reserved exclusively for you until your move-in date.
I look forward to hearing from you.
Best regards,
Tomas”
Nakonec ovšem komunikace ustane a nic z toho nebude:

Hello,
Thank you for your message and for your suggestion.
If meeting in Opava is more convenient for you, then that is not a problem. However, I just want to clarify that we would only be meeting in person, as the studio itself is located in Prague, so you would not be viewing the apartment in Opava. I just want to make sure we’re on the same page regarding that.
Regarding the tenancy agreement, I will be happy to send it to you for review if you are genuinely interested in proceeding with the reservation process. Once you have reviewed the agreement and confirmed that you are happy with the terms, we can proceed with the reservation payment to secure the apartment. After the reservation has been completed, we can arrange a convenient date for the apartment inspection in Prague and the key handover.
Please let me know what you think. If you are willing to proceed on this basis, I will send you the tenancy agreement for your review.
I look forward to hearing from you.
Kind regards,
Tomas

After receiving the signed contract, I will provide you with my lawyer’s bank details to proceed with the payment of the deposit. This will secure and reserve the apartment until your move-in date.

To znamená, kdybych zálohu poslal a nedošlo by k plnění závazku (pronájem bytu), pak by se teprve jednalo o trestný čin. Poté by následovalo vyšetřování.
Dle písemného vyjádření Policie ČR 14 dní po ohlášení v tomto případě trestný čin nebyl spáchán, neboť jsem podvodníkovi nenaletěl a peníze mu neodeslal.
Neřešení tohoto případu mě překvapilo, neboť je zde i případ falešného prodeje bytu, kdy k naplnění skutku trestného činu v podobně zcizení peněz nedošlo.
Více se můžete dozvědět v těchto článcích: Jak vyřešit krizi s drahým bydlením, Krize bydlení – vyjádření politických stran a Ošidný život politiků.
